Electrical shortage on the deck of a home in Charlotte County Florida that could have resulted in a fire. This lead to testing other outlets in the house and some faulty DIY wiring issues by the previous owner were also found.

Pool pump was running but not pushing water, indicating a potential water leak or bad seal sucking air. This would have caused the pool pump to eventually quit and need replacement. Called the owner who schedule repair with Charlotte County pool maintenance company.

Two windows in a Charlotte County Florida home were found unsecured. This could have provided easy access by a potential intruder. This was found during a new client first time visit after the owners had left to go up north.

After noticing signs of rodents during a visit, traps were set to remedy the problem.

There was a loose wire which caused the problem with this GFCI outlet. This lead to testing other outlets in the home and additional faulty wiring was found. Additional changes were made to help prevent future problems.

Client left and two weeks later during our first visit it was discovered the front door was unlocked and partially open. Invitation for thieves, animals and/or rain water intrusion.

Here is an example we found of a toilet where the seal between the tank and the bowl were leaking. Had this gone on for any length of time it could’ve caused serious damage to the flooring.

Here the door is open....exactly how I found it when I did my inspection today. The homeowner had contractors and realtors in and out of the home and someone along the way left the door wide open. Someone could have gotten in and stolen or Vandalized the home.

Contractor remodeled the bathroom on the other side of the wall. The contractor caused this damage, but the homeowner was never made aware of it.

Screen got knocked out from the wind on the lanai which happened in between inspections this allows, critters rodents, etc., to get into the lanai. The homeowner was made aware to schedule repair.

Wow...inspecting a home I found the pool was extremely low despite all the rain we’ve had while walking around checking the house. I found the tube for the automatic chlorinator on the pool was spraying water. Not sure why the pool company didn’t find it, but I had some tubing on my truck and I was able to repair it. The pool has not been low since.
